Fairfax County, Virginia November 2009 Home Sales: It's in the Charts

Statistics about home sales in November 2009 in Fairfax County, VA

There were 1,017 homes sold in Fairfax County last month (November 2009).

If you're buying or selling a home in the area, you want to know a breakdown of which price ranges are selling and how much negotiating room exists on these sales.

The answers to these questions are in the charts:

Fairfax County November 2009 Home Sales

As you can see, the majority of Fairfax County home sales are in the $200,000 to $500,000 price ranges.  In fact, there were more sales in this overall price range than in all the other price ranges put together.

Fairfax County Negotiating Room on Home Sales

The chart above shows the final net sales price as a percentage of the original listing price for homes that sold in Fairfax, Virginia during November 2009.  Homes priced under $300,000 sold for very close to asking price.  There was a bit more leeway in the $300K-$900K price range.

Once you get into the $900K+ luxury home market, there is quite a bit of wiggle room.  10-11% on a $1.5 million sale equals $150,000 to $165,000 of negotiating space.

Even 4% of a $400,000 sale or purchase is $16,000 of price "to play with."

That's why in this market (and always) it is wise to have an experienced real estate professional on your side.
