Tomorrow marks the official first day of Spring in Alexandria, Virginia. Well, actually it's the first day of Spring everywhere in the Northern Hemisphere, but for purposes of this blog, we're only concerned with Northern Virginia and Washington D.C.
The next four months are typically the busiest real estate selling season in the entire year. It's a good time to focus in and take a look at the available inventory in various price ranges. Many more homes will likely be coming on the market in the next few weeks as the Spring market (and hopefully the weather) heats up. As more properties come on the market, you'll likely see prices reduced on homes that have been on the market throughout the Wintertime as sellers become more anxious to get a deal. Coupled with this week's interest rate reductions by the Fed, the environment has become very favorable for Northern Virginia homebuyers. Here's a look at currently available inventory of homes in Alexandria as of March 19th, the eve of Spring:

$0-$100,000: There are no Alexandria homes available for sale in this price range. None. Nada. Zilch. Zip. The unfortunate truth is that if this is all you can afford, you better look elsewhere (like Texas or Ohio). In this price range, you're mostly looking at small condos (studios and one bedrooms) in older buildings, both high-rise and garden style.

A sweet spot in the townhouse market. Luxury condos, and some small single family homes. Beauregard Station (new construction) Cameron Station Prescott Condos Stonegate $600K-$700K: 52 Alexandria homes for sale. Some high-end townhouses & some single family homes. Cameron Station Del Ray Stonegate $700K-$800K: 49 homes in Alexandria. Single family homes and luxury townhouses. Beverley Hills Cameron Station Old Town Potomac Greens Yates Garden $800K-$900K: 26 homes in Alexandria. You're getting into the luxury market. Movin' on up to the East Side... of Alexandria.
