So, the first half of 2007 is history. And we celebrated yesterday with fireworks (I had a great view of the D.C. fireworks display from across the river by the Pentagon). There haven't been a lot of fireworks this year in the local real estate market. However, there have still been some big sales. And I do mean BIG! To qualify as a top twelve home sale in Northern Virginia for the first half of 2007 meant the house had to sell for $3 Million or more. Here are the "Dozen Deals" for January through June 2007 (all information courtesy of MRIS): 1. 1001 Founders Ridge Lane, McLean -- this spectacular home in The Reserve sold for $5,285,000 and featured a 4.5 (?) car garage, 6 fireplaces, 6 bedrooms, and 7 full and 2 half baths. 2. 1007 Crest Lane, McLean -- this home on exclusive Crest Lane featured Potomac River views, 6 bedrooms, 7 full and 2 half baths, 6 fireplaces, one acre of land and a pool and sold for $4,550,000 in May. 3. 12995 Wyckland Drive, Clifton -- sold as is, partially completed, but included an indoor lap pool, 10 person jacuzzi, and floor heating throughout the house on 5 acres. Final sales price was $4,500,000 with a $135,000 seller subsidy. 4. 103 River Park Lane, Great Falls -- this contemporary home overlooks the Potomac River, has a lower level game room and features a racquetball court (did you know that Graceland also has a racquetball court and that Elvis Presley was an avid player?). This home sold in April for $4,000,000 even. 5. 6450 Kedleston Court, McLean -- this Georgian Colonial features a pool and gardens, mahogany library, 10 foot ceilings, hardwood and marble floors and sold for $3,700,000 in May 2007. 6. 8700 Georgetown Pike, McLean -- sold for $3,410,000 in March, this brand new home featured a banquet sized dining room for large parties. 7. 9599 Georgetown Pike, Great Falls -- sold 2 weeks earlier than its near neighbor #6 above, this custom home fetched $3,250,000. 8. 10411 Parkerhouse Drive, Great Falls -- this was a sale of a custom home to be built by Versaille Builders. Sales price was $3,245,000. 9. 7815 Crownhurst Court, McLean -- this $3,075,000 sale included a butler's pantry with Viking wine cooler, 4 bedrooms, 6 and 2 half baths, on almost an acre in The Reserve. 10. 6565 Georgetown Pike, McLean -- the cheapest of the 3 Georgetown Pike sales (25% of the dozen) at $3,175,000. This home features a wine cellar, nanny suite, and pool on 1.25 acres. 11. 921 Towlston Road, McLean -- selling for $3,050,000, this home featured 3.65 wooded acres in McLean! 12. 1318 McCay Lane, McLean -- rounding out the top dozen deals, this stucco home with a chef's kitchen, copper gutters and Vermont slate roof was built in 2006 and sold for a cool $3,000,000. Interestingly enough, in this upper-tier price range, there is quite a bit of room for negotiation. As shown below, the average sales price was only 85.8% of the original listing price. That figures out to an average sales price reduction of $606,499 from the listing price.
